Designed in 1907 by Pollard and Steinam, the landmarked limestone and brick building is being converted from offices into residences. Interior design is by Stephen Sills Associates, with select homes featuring double-height bay windows. Down the block, Carnegie Hall opened the Weill Café in 2024, offering all-day dining in a rose-hued Gilded Age interior, as well as pre-concert dining for ticketholders. Central Park is nearby, and the building stands across from the architectural icons of Billionaires’ Row. Sales will launch in late March or early April.

In 2025, the Manhattan skyline didn’t just reach for the clouds—it reached for a new era of dominance. As the world’s premier business core, the borough staged a resounding comeback, with investment sales below 96th Street rising to $22.77 billion. This resurgence, a 45% jump over 2024, marks Manhattan’s most impressive investment sales performance since 2018, Ariel Property Advisors’ Manhattan 2025 Year-End report shows.

Renderings have been revealed for Parc Beaufort, a 14-story office-to-residential conversion currently underway at 140 West 57th Street along Billionaires’ Row in Midtown, Manhattan. Designed by MdeAS Architects and developed by Feil Organization, the project will yield 47 condominium units with interiors by Stephen Sills Associates. The property is located between Sixth and Seventh Avenues.

The Feil Organization along with joint venture partners Lloyd Goldman and the Nakash Family unveiled plans to convert 140 W. 57th St., a 14-story office building, into a 47-unit luxury condominium. The development team recently closed on a $65-million construction loan from Deutsche Bank.

Another office-to-residential conversion is planned in Manhattan at a landmarked office building known as The Beaufort. A joint venture led by Manhattan-based real estate developer The Feil Organization plans to convert the 14-story Class B office building at 134 to 140 W. 57th St. into a 47-unit residential project, according to plans filed with the city last week.

The Feil Organization has resurrected plans to convert an office property just south of Central Park into apartments, the latest conversion project to hit Midtown.
